Description: A Tri-County Building Inspector will evaluate the condition of the prospective property of purchase. The inspector will give very specific details on the building’s existing condition.

“Why Do I Need a Pre-Purchase Inspection?”

Buying a building is probably the most expensive investment you will ever make. For a mere fraction of the cost of your new building, you can use the services of a qualified inspector with the knowledge and expertise to get a clear understanding of the building’s current physical condition. If you do not agree with the condition of your building you can renegotiate the terms of sale, or make the necessary arrangements for repairs. You may prefer to have the seller make repairs, or you may negotiate a price cut. The choice is yours; keep in mind you will be in a far more difficult position if problems are discovered after finalization of the deal.

The engineers and consultants at Tri-County Engineering & Inspections, Inc (TCE&I) have conducted hundreds of property condition assessments for a wide range of commercial and residential real estate properties throughout the State of the Florida. As part of our due diligence services, we develop comprehensive property condition assessment (PCA) reports that meet or exceeds industry standard ASTM E2018-01 for Property Condition Assessments.

The type of assessment conducted is designed to meet the expectations of each client. Factors such as the age of the property, expected useful life, occupancy status, and type of construction will impact the assessment process. A PCA ranges from an examination of a single component (i.e., the structure, roof, electrical system, etc.) to a comprehensive evaluation of all major systems and components including mechanical systems, electrical and plumbing systems, the grounds (including parking lots) and all facets of the building envelope (siding, roofing, doors/windows, etc).

With the use of state-of-the-art thermal imaging cameras, TCE&I can perform on-thespot thermal imaging inspections for its clients.
